Naples is known for its pristine beaches, relaxed luxury, and small-town charm — but ask any local where the most coveted Naples neighborhoods are, and youll hear the same phrase over and over: West of 41.”  Living west of U.S. 41 (Tamiami Trail) means youre on the beach side of town — closer to the Gulf, quieter streets, and timeless communities surrounded by palm-lined avenues and world-class amenities. Whether youre drawn by walkability, boating, golf, or beach sunsets, this part of Naples delivers the quintessential coastal lifestyle. Most west of 41 neighborhoods are not part of a mandatory homeowners association and most are not gated communities. There are no typical gated community amenities- for single family homes there is no community pool, no residents only gym or tennis.  There are public parks and public tennis courts, and the real amenity is the optimal location and the proximity to the beach.

🌴 The Moorings — Classic Naples Beach Life

The Moorings is one of Naples original west-of-41 neighborhoods, blending quiet residential streets with central convenience. Most homes sit on oversized lots shaded by mature trees, just minutes from Moorings Beach Park, a private beach access and restricted parking lot exclusive to Moorings residents.

  • Lifestyle: Laid-back, yet elegant, perfect for both part-time and full-time residents who love walking, biking, or boating and who love having tons of restaurants close by.
  • Homes: A mix of renovated mid-century (1970’s) homes and luxury new builds — many with boat docks or bay access.
  • Condos: A mix of buildings from the 1970s to brand new (2025+) projects, some off the beach (about a mile from the beach) and many on the beach. Most condos are at least 2 bedrooms and 2 baths and the newer buildings will see 4+ bedrooms.
  • Proximity: Less than 10 minutes to 5th Avenue South and 3rd Street (Olde Naples), 5 minutes to waterfront dining and shopping at  Venetian Village.

Who its for: Buyers who want proximity to downtown without the crowds, and easy access to both the Gulf and Naples best shopping.

🛥️ Park Shore — Coastal Convenience & Waterfront Living

Park Shore sits just north of The Moorings and offers a rare combination of beachfront high-rises, bayfront villas, and single-family homes — all within walking distance of shops and dining at The Village Shops on Venetian Bay. Like the Moorings, Park Shore has its own private beach access, the Park Shore Beach Park, which affords private beach access and restricted parking lot exclusive to Park Shore residents.

  • Lifestyle: Social, scenic, and ideal for those who enjoy both community and privacy.
  • Homes: Similar to the Moorings - A mix of renovated mid-century (1970’s) homes and luxury new builds — many with boat docks or bay access.
  • Condos: Range from early 1970’s low rises (about a miles from the beach) to 1970’s high rises on the beach plus luxury high-rise condos, all with sweeping Gulf views. The newest high rise in Park Shore is called Aria. It was built in 2006
  • Proximity: 10–12 minutes to downtown, 5 minutes to Waterside Shops, home to Saks Fifth Avenue and many upscale retail shops and restaurants.

Most buyers cross shop Moorings and Park Shore, especially when it comes to single family homes. Pricing is similar. Moorings is slightly closer to Downtown Naples and Park Shore is closer to Waterside Shops and Mercato.  Also, it’s worth noting that the public school district for elementary schools can differ for Park Shore and Moorings.

Bordering Old Naples and The Moorings, Coquina Sands is a charming enclave with a mix of modern coastal and traditional Florida homes, many just blocks from the beach. Streets here are lined with royal palms, and its one of the few areas west of 41 that still feels like old Naples” — peaceful yet central. Pricing is slightly higher than Moorings/Park Shore mostly because of the proximity to Old Naples.

  • Lifestyle: Relaxed and family-friendly, with walkable beach access and proximity to the new Naples Beach Club (A Four Seasons Resort, which offers both resort hotel rooms and ultra luxury condos) and the new Rosewood Residences Naples (all ultra luxury privately owned condos).
  • Homes: Primarily single-family, most with pools and tropical landscaping. A mix of renovated mid-century (1970s) homes and luxury new builds.
  • Proximity: 5 minutes to downtown Naples and the beaches.
