Naples Real Estate Report on the Market
Naples Florida homes sales are on the rebound. The number of closed sales in Naples Florida in 2011 increased 5% over 2010, making it the fourth consecutive year to show an increase and confirming that the market recovery is well underway. Naples properties priced below $250,000 comprised 62% of the market, a percentage that has remained consistent since 2009. Naples properties priced above $1,000,000 reached its highest level since 2007, with 706 closings, up 42% from the 2009 low with 498 closed sales. Naples Florida home sales are on the rebound.
The inventory of available properties in Naples Florida communities dropped 23% during the past twelve months and is at its lowest level in the last five years. Naples Florida short sales and foreclosures also continued to drop as a percentage of total inventory, down from 19% in January 2011 to 12% a year later.
Real estate in Naples Florida continues to improve. Despite continuing economic challenges, all price ranges recorded increases over the prior year and the market above $1,000,000 continued the rebound which started in 2010. The robust activity has resulted in diminished inventory in all Naples homes price ranges, and a market with approximately nine months of existing supply.
Naples Florida short sales and foreclosures decreased as a percentage of overall market, and most of the remaining product in this segment involves properties priced below $250,000.
Overall Naples Florida home sales continue a steady increase, resulting in the continuing reduction of available Naples Florida property. In some Naples Florida communities, we are seeing previous levels of inventory (2-8 years of inventory) down dramatically to a balanced market (1 year), or even inventory shortages (3-4 months of inventory). Yes, believe it or not, some Naples Florida communities have little to no sales inventory! There are still "deals" to be had down here in Naples Florida, but the Naples Florida real estate market is improving when compared to the height of the market.
We've been telling our buyers and sellers about the turnaround taking place down here in Naples, and about the inventory shortages in highly desirable neighborhoods close to the beach. We see it in our every day transactions, but now Realtor.com has just released a study about the Naples, Florida housing market - we are #5 on the top turnaround list nationwide.
Here are some excerpts from the article:
"Seven housing markets hit hardest by foreclosures – all from Florida – are leading the nation towards a general housing recovery, while unexpected new comers in Michigan, Texas, Iowa and California are showing signs of strength and stability, according to the Top Turnaround Town Report released today by Realtor.com, the #1 homes-for-sale site operated by Move, Inc., (NASDAQ: MOVE), the leader in online real estate.
The list of 25 Top Turnaround Towns, developed using year-over-year comparative data from the first quarters of 2012 and 2011, is led by Phoenix-Mesa, AZ, Miami, FL and Orlando, FL – three top foreclosure markets experiencing list price appreciation, along with reductions in inventories and their median age of inventory, all on a year-over-year quarterly basis. Other call out markets include Boise City, ID (4), which has been on the rise steadily since its debut at No. eight in the third quarter of 2011, and Naples, FL, which rose one spot from sixth to fifth in one quarter.
Noteworthy newcomers include Bay Area frontrunners Oakland, CA (6) and San Jose, CA (24), heating up as the nation watches the local hi-tech industry and upcoming Facebook IPO, and the Lone Star State markets of Dallas, TX (12) and Forth Worth-Arlington, TX (18). While Detroit, MI continues its struggle with high unemployment (10.2%), it landed in the 23rd position on the Realtor.com list with a 5.82% increase in list price appreciation, a -29.59% reduction of for sale inventory, and a market that’s moving 27.27% faster, all on a year-over-year quarterly basis.
5. Naples, FL shot into the #5 position on the Realtor.com Turnaround Town report in the first quarter of 2012, up two spots from #7 in Q4 2011, thanks to the strong signs of a recovering market. In Q1 2012, median list prices in Naples jumped 14.34% on a year-over-year quarterly basis — the fifth best in the nation. Plus, for sale inventory in Naples dropped by -34.16% from the first quarter 2012 compared to a year ago. Another positive sign — the local housing market is moving 23.49% faster in Q1 2012 compared with a year ago, so buyers are definitely moving faster. Combined positive market conditions with a 8.3% unemployment rate, Naples is on the right track.

Most everything we are seeing is selling for current fair market value, including Naples Florida short sales and foreclosures. As Naples homes for sale inventory decreases, prices stabilize, and in Naples Florida communities where inventories are low, prices will increase...we are already seeing this in select Naples Florida communities, in the "west of 41" areas.
